Specific concerns include but are not limited to the following:
Population Density
Increase in population density of 52% (4500-7000 new residents into a single site location of a suburb that currently has 13,700 residents in total). Excessive density for a local area, more suitable to the CBD or Docklands vicinity.
Please note: 4500 residents is the MVRC estimate; SMP has estimated 7000 residents.
Open Space.
Insufficient open and recreational space (e.g. playgrounds) within the community currently.
The MVRC development proposal has insufficient open and recreational space within its plan for the proposed volume of people. A 'token' open space has been offered, however it is insufficient for the volume of people that they are proposing to house.
Building Heights
Inappropriate building heights (3 to 25 storey town residences and apartment blocks in a suburb that is predominantly family homes). These heights are not consistent with the Activity centre or the local neighbourhood. Neighbourhood character is important.
Street Setbacks
Inappropriate street setbacks (3m), blocking views, increased noise from balconies and terraces, shadowing, light spill and glare from the proposed development and repositioned grandstand.
Right to a Reasonable Quality of Life:
20 years of construction is unlivable and an unreasonable imposition on residents of Moonee Ponds and West Brunswick. Negative impact on surrounding area, increased traffic, noise, trucks, dust and dirt. (Do NOT mention house prices OR views - both are not considered in the planning process and your objection will be discarded)
Traffic.
Increase in traffic congestion, pollution, noise, and parking problems (additional vehicles on already congested freeway, arterial roads, and residential streets that already experience dangerous 'rat running').
The MVRC Revised MasterPlan recommends additional roundabouts, traffic lights and clearways. Additional 11000 car journeys a day is estimated on roads that are currently at saturation point.
Proposed rerouting of the 508 bus route to facilitate the new residents at the expense of the current and to avoid an intersection that will be have long delays with the additional traffic. (Wilson St and Pascoe Vale Rd)
Proposed clearway at the top of Dean Street.
Proposed clearway on Pascoe Vale Rd, between Wilson St and the junction.
Increased congestion at the junction, which will cause people to travel through West Brunswick in an attempt to avoid the gridlock.
Grandstand Location Inappropriate
Proposed location of new grandstand itself (which includes a function centre and potentially a "pokies" venue right on the edge of a residential street and directly opposite a primary school).
Loading Zone directly opposite school - trucks will be entering the delivery area opposite the school.
New entrance to the racecourse off Wilson Street opposite the school. (potentially for the use of the new residents along Wilson Street).
Grandstand balconies looking out across school, increasing noise, adults smoking and drinking.
Signage for alcohol and gambling potentially across from the school.
Increased traffic along Wilson Street due to adhoc drop-offs, taxi's, new entrance and delivery trucks.
Increased traffic on the 'rat runs' along McPherson St, Dean St, Pattison St and across to Myrnong Crescent to avoid the junction.
Infrastructure
Increased pressure on already struggling public transport systems (over-crowded trains on the Craigieburn line, and trams that sit stationery in traffic jams on Mt Alexander Road during morning peak)
Local Services
Increased pressure on already limited public services (healthcare, police, fire, ambulance, parks, recreation centres, libraries, etc). Increased pressure on already limited childcare, primary school, and secondary school places in the area.

Pedestrian access and movement to and from the proposed new racecourse grandstand and pokies venue
Race day traffic jams, safety issues, and resident disturbance at racecourse centre car park entry access point (all vehicles, including horse floats, proposed to be funneled into a single gate at the bottom of Dean & Pattison Streets).
Light Glare and Spill
The MVRC Revised MasterPlan is recommending an increased wattage to their current (above Australian recommended) wattage. These lights will be running along the top of the grandstand (approx. 25metres high) spilling across Dean Street and beyond. The racecourse will be closer to the freeway and West Brunswick will be impacted. The racecourse proposes to dim the lights between races, this could be more annoying than constant glare.
Shadowing from towers
The top end of Dean Street from approximately McPherson Street up will be impacted by shadowing from the proposed towers.
Noise
There are no measures documented within the MasterPlan to control noise from the Grandstand and the PA system. With the grandstand now facing Dean Street, rather then the freeway, noise will travel across Dean Street and beyond.
Signage
There are no controls for signage in sensitive use areas (around the school). There must be controls to limit and contain the amount of signage (electronic or billboard) around the racecourse.
Proposal for Mixed Business
There is a lack of detail on the location of the proposed commercial and mixed business and details about the allowable users.
